Job Title: Special Works Manager
Location: UK - London & South East (Field & Office Based)
Salary: £65,000 - £75,000 + Car Allowance + Bonus

Vantage is recruiting for an experienced and technically strong Special Works Manager to join a growing BMS projects team delivering upgrade and optimisation works across existing client portfolios. This role offers a varied mix of design, engineering, commercial, and project delivery responsibilities, working on smart building upgrades, energy enhancement initiatives, and BMS software modifications across London and the South East.

This is an excellent opportunity for a BMS Commissioning Engineer who enjoys owning projects end-to-end and wants to play a key role in delivering smarter, more efficient buildings.

Role Overview

As a Special Works Manager, you will take full responsibility for the design, engineering, and delivery of BMS upgrade and small works projects. You will manage the full lifecycle from initial survey and technical design through to commissioning, commercial management, and client handover.

You will work both independently and collaboratively with clients, subcontractors, and internal teams to ensure projects are delivered safely, on time, and within budget while maintaining high technical standards.

Key Responsibilities

• Lead the technical delivery of BMS upgrade and special works projects from concept through to completion
• Produce detailed BMS design documentation including descriptions of operation, schedules, schematics, and panel drawings
• Carry out site surveys and develop engineered solutions for retrofit and optimisation projects
• Engineer and commission BMS software and graphics in line with approved submittals
• Prepare RAMS, project programmes, commissioning records, and O&M documentation
• Manage project costs, variations, procurement, and subcontractor coordination
• Review quotations and monitor cost to complete to maintain commercial control
• Attend site and client meetings, providing progress updates and technical guidance

The Ideal Candidate

• Minimum 4+ years' experience within a BMS design, engineering, or commissioning role
• Strong knowledge of BMS upgrades, retrofit works, and live environment delivery
• Ability to manage both the technical and commercial aspects of projects
• Experience producing full BMS design documentation
• Working knowledge of CAD and Microsoft Office
• Strong communication, organisation, and stakeholder management skills
• Self-motivated with the ability to work autonomously in a field-based role
• Full UK driving licence
